My financial adviser has asked me for my solicitor’s panel reference for the Rely Mortgages conveyancing panel. How do I discover this. I have called my local Rely Mortgages office but they have not got back to me yet.
You are best placed to get this information from your conveyancing lawyer. They should have a central record lender panel numbers including the Rely Mortgages panel reference.
Please assist. For no fault of my lawyer but, the conveyancing for my house purchase has been going on for months. The Local Authority Search from Rely Mortgages was issued random date and we have agreed a date for me to move into the property on 10 days inc Day of week eg. Mon. My solicitor has advised that as she is on the Rely Mortgages conveyancing panel she needs to redo the searches as they are no longer valid.
A precondition to being on the Rely Mortgages approved panel is to comply with the CML Handbook requirements (last updated for this lender on Rely Mortgages)which specifies that a local authority search be not more than half a year old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Rely Mortgages.

We are a listing service only for law firms wishing to communicate if they are on the Rely Mortgages conveyancing panel or other lender panels. We do not charge referral fees to the any conveyancer that you subsequently appoint.
Can you clarify what the consequences are if my solicitor is expelled from the Rely Mortgages Solicitor panel prior to the moving date as agreed at exchange of contracts?
First, this is very unlikely to happen. In most cases even where a law firm is removed off of a panel the lender would allow the completion to go ahead as the lender would appreciate the difficulties that they would place you in if you have ti instruct a new solicitor days before completion. In a worst case scenario where the lender insists that you instruct a new firm then it is possible for a very good lawyer to expedite the conveyancing albeit that you may pay a significant premium for this. The analogous situation is where a buyer instructs a lawyer, exchanges contracts and the law firm is shut down by the regulator such as the SRA. Again, in this situation you can find lawyers who can troubleshoot their way to bring the conveyancing to a satisfactory conclusion - albeit for a fee.

It would be sensible to have your start your search soon rather than later. Once you decide who you want to use and once your offer is accepted you can instruct them to work for you and pass their details on the the estate agent. As you are getting a mortgage with Rely Mortgages , make sure you remember to check that your lawyer is on the Rely Mortgages conveyancing panel.
I have decided to exercise my right to buy my property off the council. I have a mortgage agreed with Rely Mortgages. Conveyancing is not something I have any knowledge of. Can I proceed without a solicitor easily? I think we can but we keep being told I should use one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with Rely Mortgages you will need to appoint a solicitor on the Rely Mortgages conveyancing panel.
I am selling my flat. I had a double glazing fitted in month 7 but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s mortgage company, Rely Mortgages are being difficult. The solicitor who is on the Rely Mortgages conveyancing panel is happy to accept ‘lack of building regulation’ insurance but Rely Mortgages are insisting on a building regulation certificate. Why do Rely Mortgages have a conveyancing panel of they don’t accept advice from them?
It is probably the case that Rely Mortgages have referred the matter to their valuer. The reason why Rely Mortgages may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
