Reliance Bank Conveyancing Panel : Questions and Answers

My mortgage broker has asked me for my solicitor’s panel member for the Reliance Bank conveyancing panel. What is the best way to obtain this. I have tried my local Reliance Bank branch but they don't know it.
Have you tried speaking to your lawyer about this?. A law firm is likely to keep a file or database of lender panel information which would include, if applicable their conveyancing panel details for Reliance Bank.
I do hope you can help me. My conveyancer is advising me that she is duty-bound to conduct a Local Authority search because the firm are on the Reliance Bank conveyancing panel. Is this really necessary?
Unfortunately both you and your lawyer have little choice here. Given that you are taking out a loan with Reliance Bank your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Reliance Bank’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Reliance Bank. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
Whilst your website is a good idea there are many lawyers listed near London on the Reliance Bank conveyancing panel. It would be a lot more helpful if you could recommend a specific firm on the Reliance Bank approved panel?
We are not in the business of recommending one firm above another as the right firm for you depends on where your priorities lie. For example you may require a local firm with local knowledge or you might be looking for the low cost conveyancing. We recommend that you speak to 3 or 4 lawyers listed before you make your choice..
I would like to get my ex-wife taken off the mortgage deeds. Can Reliance Bank really tell me which solicitor I can or can not use?
You can use any solicitor you like but Reliance Bank then has the right to appoint a different solicitor to act for them at your expense. It might be more cost effective and quicker to instruct a lawyer who is on the Reliance Bank solicitors panel
I'm spending time viewing flats and am about to put in an offer. Is it best to have a conveyancer on ‘stand by’? I intend to finance via a mortgage with Reliance Bank
You should start obtaining conveyancing quotes from solicitors ASAP. After you have chosen your lawyer and once your offer is accepted you can instruct them to work for you and pass their details on the the EA. As you are getting a mortgage with Reliance Bank , make sure you remember to check that your lawyer is on the Reliance Bank conveyancing panel.
I have today made my last payment due on mortgage with Reliance Bank. I assume I don't need a solicitor on the Reliance Bank panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Reliance Bank mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Reliance Bank mortgage from the register. Reliance Bank, and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage: but are not moving to another property where the Reliance Bank has sent the Land Registry the discharge electronically, and the Reliance Bank has instructed the Land Registry to do so The Land Registry will send you a letter confirming that your Reliance Bank mortgage has been paid off.
At last I have had an offer on an apartment accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What do I do now? When should I get the mortgage app going with Reliance Bank?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Reliance Bank conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Reliance Bank and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
