My property lawyer has never been on on the Paragon Mortgages Solicitor Panel. Can I still use my family solicitor notwithstanding that they are not on the Paragon Mortgages approved list?
You will need to have a conveyancer complete the legal work required when you take out a Paragon Mortgages mortgage to buy your property. They’ll carry out all the necessary legal checks on the property, make sure that you’re properly registered as the owner and ensure that all the necessary mortgage documentation is in place. You can instruct a conveyancing firm of your choice. However, if the firm selected is not a member of the Paragon Mortgages conveyancing panel additional costs will be incurred as separate legal representation will be required by Paragon Mortgages. Conveyancing panel applications can be submitted, so if your conveyancer has not previously applied for membership they can do so.
We are due to exchange on the purchase a house but as a result of damage from the recent storms I have agreed compensation from the seller of £3k approx by way of a reduction in the price. This was going to be dealt with as part of the conveyancing process but my mortgage company Paragon Mortgages will not agree to this. Why was Paragon Mortgages even consulted?
Your lawyer being on the Paragon Mortgages conveyancing panel is duty bound to inform Paragon Mortgages of any changes to the purchase price. If you were to refuse your lawyers to disclose the reduction to Paragon Mortgages then they would have to discontinue acting for you and Paragon Mortgages.
I have checked your search tool I can't find the lawyer I was hoping to instruct as being on the Paragon Mortgages conveyancing panel. My lawyer has said that they are on the Paragon Mortgages approved panel. How can I be sure given that they are not listed on your directory?
Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the Paragon Mortgages conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the Paragon Mortgages solicitor panel.

The fact that your lawyer is on the Paragon Mortgages conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain
I had instructed online conveyancers located in Manchester who are on the Paragon Mortgages solicitor panel. They are now charging me a separate fee of £150 for the legal aspects of the Paragon Mortgages mortgage. Is this an additional conveyancing fee set by Paragon Mortgages?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by Paragon Mortgages but by your lawyers. Some firms on the Paragon Mortgages will charge an ‘acting for lender’ fee and others do not.
It is not clear whether my mortgage offer obliges me to make sure the lease term for the flat is extended prior to the completion date . I have called into my local branch Paragon Mortgages on various occasions and told it wasn't a problem and they would lend. My solicitor - who is on the Paragon Mortgages conveyancing panel- telephoned and was told not they would not lend in accordance with their CML Handbook minimum lease term requirements. As long as the conveyancer is on the Paragon Mortgages panel she or he must comply with the CML Handbook requirements for Paragon Mortgages. Unless your lawyer obtains specific confirmation in writing that Paragon Mortgages will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Paragon Mortgages to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
I am selling my flat. I had a double glazing fitted in month 6 but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Paragon Mortgages are being a right pain. The solicitor who is on the Paragon Mortgages conveyancing panel is saying indemnity insurance will be fine but Paragon Mortgages are requiring a building regulation certificate. Why do Paragon Mortgages have a conveyancing panel of they don’t accept advice from them?
It is probably the case that Paragon Mortgages have referred the matter to their valuer. The reason why Paragon Mortgages may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
