Family Building Society Conveyancing Panel Sample Enquires to our Call Center

Much to my surprise I have been told by my financial adviser that my the law firm I have appointed is not on the Family Building Society Solicitor panel. How can I check?
The best course of action for you to take is to contact your conveyancer. It is reasonable to expect your lawyer to advise you what has happened. If they are not on the panel they could put your in touch with solicitors on the conveyancing panel for Family Building Society.
We are due to exchange on the purchase a house but as a result of damage from the recent storms I have agreed compensation from the seller of £3k approx by way of a reduction in the price. This was going to be dealt with as part of the conveyancing process but my mortgage company Family Building Society will not agree to this. Why was Family Building Society even consulted?
Your lawyer being on the Family Building Society conveyancing panel is duty bound to inform Family Building Society of any changes to the purchase price. If you were to refuse your lawyers to disclose the reduction to Family Building Society then they would have to discontinue acting for you and Family Building Society.
I have been Googling for online conveyancing estimates. Can I be confident that all the law firms that are listed on your directory are on the Family Building Society conveyancing panel?
The law firms on our directory have advised us that they are on the Family Building Society panel and agreed to advise us to take down their listing in the event of removal off of the Family Building Society panel. To date we have not been informed by either a mortgage company or a member of the public that the data about a specific firm being on the Family Building Society conveyancing panel is not accurate.
I was supposed to complete on my first house yesterday. My lawyer’s firm is on the Family Building Society solicitors panel but has changed address in the past couple of months and had not informed Family Building Society of their new address. Family Building Society is now refusing to release my funds as the information from the solicitors isn't correct.
This is a rare situation indeed. Most lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local Family Building Society branch or your mortgage broker to see if they can help.
Is there a list of Family Building Society panel solicitors on the Building Society Association’s Website?
No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I have paid off my mortgage with Family Building Society. I assume I don't need a solicitor on the Family Building Society panel to remove the mortgage at the Land Registry. Please confirm
If you have finished paying off your Family Building Society mortgage they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Family Building Society mortgage from the register. Family Building Society, and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage: but are not moving to another property where the Family Building Society has sent the Land Registry the discharge electronically, and the Family Building Society has instructed the Land Registry to do so The Land Registry will send you a letter confirming that your Family Building Society mortgage has been paid off.
At last I have had an offer on an apartment accepted, the seller does however have a dependent purchase. The vendors have offered on somewhere, but not been accepted yet, and have viewings of other properties booked. My conveyancing solicitor has been instructed. What do I do now? When should I get the mortgage app going with Family Building Society?
It is usual to have concerns where there is a chain as you are unlikely to want to be too out of pocket too early (mortgage application is approx £1k, then survey/valuation, conveyancing search costs, etc). First you should check that your solicitor is on the Family Building Society conveyancing panel. As to the next stages this very much depends on the circumstances of your case, desire for this property and on the state of the market. In a hot mortgage some buyers would pally for the mortgage with Family Building Society and pay for the valuation and only if it comes back ok would they pay their solicitor to press on with searches.
